Tenant Liaison and Customer Relationship Management

My responsibilities in my current role has a large element of tenant engagement. As result, on a monthly basis I write a tenant newsletter to be distributed as a mailer and printed copy. In order to support their marketing efforts in the centre's social media content plan I also need to give allowance for tenant's promotions using Hootsuite as my scheduling tool with reminders for boosted posts to be executed live. Although not limited to, the support also involves website and the digital map units, each tenant is listed with description, image and contact details which I am responsible for gathering and briefing to the service provider, at times doing it on site - Social Media & Technology | Customer Relations

Balance sheet reconcilliation,supervision, management reports

I have six person reporting under me both accounts payable and accounts receivable. we have an open plan offices where I sit arround my team for immediate support and advise. I support and coach them in all aspect of work including arranging workshops and training as a team. my day involves arround checking and posting accounts payable and rceivables batches, dpending on the financial timeline. on crucial times are the PIC Portfolio reporting and attending meetings at times meet with difficult tenants and suppliers. I prepare inter-alia management reports, balance sheet reconcilliation, inter-company loans, owner payment, collection commission,amortisation, asset register and checking of bank reconcilliation. I enjoy the culture and flexi time provided. the most challenging is the fact that finance heavily rely on other persons,the challenge is when invoices and accruals or any information required for financial report are not forthming in the required timeline.

Expert knowledge in property management

Working at Mowana Properties is exemplary in that I am exposed to intensive budget processes. Retail management is core to the business, retail trends, latest international brands, keeping abreast as to market trends, reporting this to our executive committee.Challenge to me is the growth of income vs low expenses, minimising vacancies and introduce more non GLA income through exhibition of court spaces and the quick turnaround with exhibitors. Increases in rental posed a threat due to unsustainability. Alternative ways to restructure deals by staggering rentals, low base rentals with high turnover clauses proved successful.I work well in a team. I currently have 3 sub-ordinates that report directly into me and my coaching and mentoring ability has assisted them in their career growth. My strong personalty has assisted me in getting certain difficult deals approved by the client, my product knowledge assisted as well as motivating with extreme confidence and conviction.

Pros: Great opportunity for career growth and diversion to a major retailer
Cons: Difficult to take leave

Excellent for being up to date with policy and legislation changes and implementation

So far, repirting structure is unclear, new programmes are introduced with no training, no communication between staff and management. But still have excellent technical team.

Pros: Good working hours, exposure
Cons: Poor working conditions, no promotional opportunity, unclear organogram

Best learning experience thus far

I had the best team, very supportive and encouraging, we all enrolled to do our CIPS certificate because we wanted to improve ourselves, I have learnt to be patient with people and that people love and accept the real you. I had the best work relationship with my co-workers ended up being friends with them, they are like family now. We always helped each other when we had lot to do, we’d rather skip lunch so that we complete our daily task. We always managed to work out our differences and creat a warm environment for us

Excellent leaning curve

My typical work day revolves around numbers, I'm an accountant and manage 8 subordinates, My task is to ensure correct processing of ledger accounts, correct allocations, variance analysis, correct vat codes, releasing of supplier payments. I've learnt to manage, enforce internal controls and ensure deadlines/ targets are met. I enjoy implementing internal controls.
