Excellent exposure to other way of sales

Coming out of SASOL SHARED SERVICE PROCUREMENT for a period of 15 years this part of the exposure on selling of property is interesting. I worked for Procurement, doing all the tenders on hiring equipment, maintenance of buildings, cleaning and a lot more. Properties is different you are on your own, I enjoy because you control your own work, you have to be disciplined as no one is checking on you, My relationship with co workers is real good. I am busy with NQF Level 4 for real estate which give you exposure. I enjoy taking clients out and expression in their face when they like a house The most challenging aspects of the job is Commission payment. If you do not sell you do not get a salary then you have to work as hard as you can.

Dynamic perspective

Day to day administrative duties entail, answering phones and refering clients to collegues. Maintain and update documentation and filing of realestate agent and client information. Excellent communication with collegues. I have learned the development and stratergy of the property market and the intergral role that real estate agents play and my role as their support. I enjoy the thrill of the close of a sale and how to read clients more closely and understand their habits a bit better. Knowing when to let go and when to be patient. The only challenge i came across was not being able to develop, measure or improve on my skills.

Experience

My typical work day starts as follows. I start my computer. Check all mails as i work in 4 different departments. I handle my emails as far immediate attention concerns. I do listings for the first 2-3 hrs (involves uploading of new properties for rental and for sale which will go live onto property 24 etc.) I then concentrate on follow ups of all sale trasaction daily up to registration date that can take 3-4 months depending on each transaction. I do "the hub" that involves me searching for potential sellers and buyers. Month end. I generate all income from tenants through our rental properties. Making sure all tenants pay before certain time of the month. Invoices to go out. I also control all maintenance on each rental and sale contract. Any problem the tenant or owner has i need to resolve on the property or whatever the sitaution may be. During the course of my day handeling these things. I do reception work. And PA.

Proffessionally groomed.

Being an attentive to detail person ,being able to work under pressure, meeting deadlines and putting the clients needs first before anything. In my current position I am the face of the company it is important to be representable at all times and have people 's skills. As I work with different people who have different expects and who are different and unic therefore it is my duty to make them feel welcome and easy to reflect the companies image towards the excellent and welcoming I give to all our client despite gender,race,colour and religion. It is most important to reflect the company values and standard to our clients, as we have to shine as a team from our competitors. It is most important to deliver at all cost. So commitment and hard work pays at the end of the day. This declares how professionally groomed I am.

Pros: Being a hardworker and working beyond expetations.
Cons: I am at work at 6:30 every morning but I am surpose to clock in at 08:00 to 17:00.

Excellent Learning Curve

My typical day consists of responding to enquiries, arrange viewings, meeting Landlords, giving market related rental valuations. Taking marketing pictures, listing properties. I deal with any maintenance issues and contractors to provide quotes, and obtain landlord approval. Credit and reference checks and affordability assessments and liaise with landlords on the applications. I draft leases and invoice tenants. Arrange property inspections and key hand-over. I have learnt an incredible amount since joining Seeff Properties. From dealing with tenant and landlord issues, to staying abreast of new legislation. Whilst the continual education of the legal aspects of rentals is at times very challenging it is also the most rewarding. I find the dynamic of an ever changing legal framework extremely fascinating and enjoyable, as it keeps one "on our toes", so to speak. I also really enjoy the flexible hours of the work as it affords me the opportunity to spend more quality time with my family.

Excellant learning curve

Seeff Properties has a family culture. Everyone is happy to assist each other when and needed. We dont use the word " its not my job" in our office. Team spirit is imperative. We believe in an open door policy and transparency is key

Learning a new Trade

I enjoy learning any new trades, or just educating myself in whatever interests me. I love my working environment as it feels like I am part of a family. I can work under pressure when necessary and I consider myself a team player. I find it easy to work with any ethic group and I am a fast learner. I am good in marketing a product(in this cases properties) in person of over the phone. Most of all I just appreciate every day for what it brings!

Cons: Distance to work may be an issue.
